The EU already has procedures for dealing with non EU countries.
If the UK leaves the EU, would it be fair if they have a better deal than other non EU countries.
Do they actually want a better deal than they currently have if they stay members?
They were holding Europe back by hanging on to their pound. I think we will be better off without them.
But I don't know where either side will find staff brave enough to man the border posts.

The UK business environment is now structured on many levels to the efficiencies of no borders, no delays seamless trading with Europe. You cannot magic those structures and costs away overnight hence there is no warehousing left in huge tranches of the UK as they try to build in some resilience by stockpiling, but this has a serious cost . Just in time supply chains rely for example relies on it .
then you have banking etc never mind the food industry and perishable products .
