Usually when I arrive in a new location I explore first then make a mental note with the instructions I have to give. I find that the best solution.

When I have made the appointment then I would like a phone text with Landmark near to the location (plus if possible the name of the road)
When I phone just before the appointed time to say I am nearby then I would like a phone text with Name of Road with House/Apartment No/Floor No (plus if necessary door code)
These texts can be prepared in advance. They avoid confusion with accent or language.
The best of all I like is when the whole appointment is arranged by text and the location in question is one I'm familiar with. It's so nice to know exactly where you're going.
In general though I don't mind getting directions by phone call, just once I can follow them. I've only had a few cases where I got lost, and I would argue it wasn't my fault at the time. The ladies in question might say otherwise.
Txt Msg with address is the best - simple then to check google maps for directions and no problems with language barriers, poor connections etc. I realise some ladies would be unwilling to give their exact address, for obvious reasons, but in an ideal world...
