    I agree with every word of this, in this job we meet people from all walks of life, and very often it is easy to spill your heart out to a stranger, and I have heard all sorts of heartbreaking stories, I feel that I am good at listening and giving advice because I myself have been going to counselling for years, I think everyone should go to counselling it’s good to get an Outside perspective and guidance, the trick is to meet the right counsellor, someone who you click with. When I eventually have less family commitments my goal is to return to college to study to be a counsellor, I think it’s a job that I would be very suited to As I know that I am a genuinley empathetic person Although I will say it’s something I have to be wary of in this job because I do take on other peoples worries and pain, and I have to gaurd myself from that, I remember one day in the south of Ireland having three clients in a row each with heartbreaking stories one was a fine strapping lad in his late 20s with terminal cancer but he had an absolutely wonderful attitude, He wasn’t going to put himself through chemo again he was just going to live his best life for his last days, the next was a man who ended up crying because he was going through a separation and had just moved into an empty apartment that day, and then a young man who was recently widowed with young children, I remember that day just feeling so so emotionally drained and sad and this also makes you realise no matter how bad our own problems might seem there is always someone 1 million times worse who is just managing to get on with it!!

    Oh my Goodness when I think of how insane it was, nowadays for a couple to get a mo7it takes about 6 months, their souls and firstborn child, people nowadays probably think I'm bulshitting when I tell of how I got my mortgage, I was mid 20s, financially clueless but ig was "the good times" there was money coming at me from all angles because you could work unlimited overtime and claim for the most ridiculous expenses.

    The culture in my work back then was buy your starter home in Dublin, then buy an apartment in Bulgaria or Spain, literally everyone was doing it and I hadn't even thought about buying a house, I only did it because everyone at work kept asking me "why havnt you bought a house yet"?

    So I was told go up to X there in EBS, he looks after everyone in this department he will sort ya out. Bring your work ID and a payslip, that's all you need.

    So that's what I did, met this man, we had a casual chat about Tommy Tiernan, he had a casual look at my pay documents "so you earned 49k last year - it was ALL overtime - ah you'll earn 52k this year and that's what he typed into the computer!!!! 100% mortgage for 390k there and then, and then he goes "you'll need money for furniture and adds on 5k!!!!!!!

    I was a financially clueless 20 something year, I though this was all normal, when I think of the utter insanity of it now!!!

    Although it's gone the opposite extreme now, our educated, hard working youth are having to move abroad because they cannot get a mortgage

    I believe a law should be put in place such that lenders cannot pursue you for anything beyond the security the loan was offered against, you'd suddenly find property prices would drop as banks stop offering loans beyond what they can cautiously sell the property for in the case of a default. A lot of the price inflation is simply due to credit pushing up prices people will offer, which of course the banks love since it drives other people to seek credit to compete. The laws putting restrictions on mortgages relative to salaries and deposit were a step in the right direction but still a bit too loose and easy to bend.
    With such a law for those in difficult times or negative equity they could genuinely consider handing the property over to the bank, tanking their personal credit rating but possibly getting the breathing room they need. Instead we have banks taking homes and then continuing to seek further money from the now destitute.

    I'm sure most would like to believe there'll never again be a crash like the end of the Celtic-tiger but I'm sure it's only a matter of time, too many gamblers in the financial industry.

    I hear from alot of clients in finance that theres definitely a crash coming but I dont know, I ha e so many civil friends who are the "working poor" supposedly good jobs but having to sell one of their cars, getting the family to put on extra clothing instead of turning on the heating, and teenagers nowadays are so expensive espically if involved in sports, they could be regularly up and down the country, club donations, boots and runners.

    What I cant understand is that I know so many couples who are renting homes for approx €1700, if they've been doing this consistently for a number of years why cant the banks just say ok we can see that you are capable of paying a mortgage?
